Commercial and Flat Roofing
Serving Chestertown, Stevensville, Annapolis, Bowie and 12 more Maryland communitiesCommercial properties get the same approach as houses: understand the problem, evaluate the building, explain the options, and do the agreed work properly. What changes is the roof itself. A commercial shingle roof usually carries more square footage, more penetrations for rooftop equipment, and a different traffic pattern from people walking it for maintenance, all of which affects how it is built and how it should be checked over time.
Flat and low-slope roofs turn on drainage in a way a sloped shingle roof does not. Water with nowhere to run has to be managed on purpose, with the surface built to the right slope and drains that are actually kept clear, and a flashing detail that was fine on day one can fail quietly for months before a leak shows up inside the building. That is why flat roof work leans on regular attention rather than a single visit.

Common questions
Do you work on flat roofs as well as shingle roofs?
Yes. A flat or low-slope roof is a different system from a shingle roof, built and maintained differently, and we treat it that way rather than applying shingle-roof thinking to a surface that does not shed water the same way. What suits a particular flat roof depends on the building and the system already on it, which is what the evaluation settles.
Why does my flat roof keep leaking?
Water that does not drain, failed flashing at walls, curbs and penetrations, and wear where the surface joins are the usual causes. Repairing the leak without dealing with the drainage or the flashing behind it tends to bring the leak back.
What does preventative maintenance involve?
Keeping drains clear, checking flashing and the roof surface for early wear, and dealing with small problems before they become leaks. It is a practical way to keep a commercial roof in service.
How is a commercial roof evaluation different from a residential one?
Scale is the main difference. A commercial roof usually means more surface area, more rooftop equipment to work around, and access considerations a house does not have, so the walk-through takes longer and pays closer attention to drains, curbs and equipment penetrations specifically.
How often should a flat roof be checked?
More often than a sloped shingle roof, since standing water and blocked drains can develop between visits without anyone noticing from ground level. A building with rooftop equipment or heavy foot traffic for maintenance tends to need closer attention as well.
What is the difference between a flat roof leak and a shingle roof leak?
On a shingle roof, water usually travels from the actual failure point along the deck before showing up somewhere else. On a flat roof, standing water sits directly over whatever is failing, so a leak often shows up close to its actual cause rather than well away from it.
Can a commercial roof stay in use during repairs or maintenance?
In most cases, yes. Work is planned around the building rather than the other way around, and access to equipment or areas that need to stay clear is part of that planning.
