Most leaks start small: a lifted or missing shingle, a cracked pipe boot, a vent that has worked loose, flashing that has pulled away from a wall or a chimney. Repair means finding the actual source, which is not always directly above the stain on the ceiling, and fixing it properly.

Common questions

Why is my roof leaking?

The usual causes are damaged or missing shingles, failed flashing at chimneys, walls and valleys, cracked pipe boots, and leaks around vents. Water travels along the deck or the rafters before it shows up inside, so the stain on the ceiling is a clue rather than an answer.

Can a leak be repaired without replacing the whole roof?

Often, yes. Where the damage is localized and the rest of the roof is sound, a targeted repair is the sensible fix. If it turns out to be more extensive once we are up there, we say so before starting any work, not after.

What should I do while I wait for a repair?

Move what you can out of the way, catch the water in a container, and take photos of the ceiling and of anything visible on the roof from the ground. Do not climb onto a wet or damaged roof.

Do you repair storm damage?

Will a repair be visible from the ground?

On a roof where the original shingle is still available, a repair usually blends in closely enough that it is not obvious from the ground. On an older roof where that shingle is no longer made, a repaired section can read as a slightly different shade until it weathers in. We tell you which situation applies before the work starts, not after you are looking up at it.

Can a small leak wait?

It can, but water rarely stays where it started. A small leak left alone tends to travel into insulation, drywall or framing before it announces itself again somewhere new, so dealing with it sooner rather than later usually keeps it a small job.

Do older roofs need a different kind of repair?

Sometimes. An older roof can have shingles that are no longer made, layers added over each other years ago, or a deck with its own wear separate from the leak itself. We look at what is actually there before assuming a repair will behave the way it would on a newer roof.

Can a repair be done in cold or wet weather?

Some repairs can, and some materials need dry conditions and a minimum temperature to seal properly. We tell you if weather is the limiting factor rather than starting work that will not hold.
