When should I get a roof inspection?

After a storm with high wind or hail, when a leak or a water stain appears, before buying or selling a property, or when the roof is old enough that you would rather plan than react.

What happens after the inspection?

Can I check the roof myself?

From the ground, yes. Look for missing or lifted shingles, sagging, damaged gutters and granules collecting under the downspouts, and check the attic for daylight or water stains. Leave the roof itself to someone with the right equipment.

Is a roof inspection the same thing a home inspector does?

Not quite. A general home inspection usually looks at the roof from the ground or from an attic hatch, as one item on a long list covering the whole property. A roof inspection spends its attention on the roof itself, including areas a general inspection does not have the time or the equipment to reach.

What should I have ready before an inspection?

Access to the attic if there is one, and any history you have of past leaks, repairs or storms the roof has been through. That context often points us toward what to look at first.

Does weather affect when an inspection can happen?

A wet or icy roof is not safe to walk, so an inspection during or right after bad weather may need to wait until it dries out. Looking from the ground and from the attic is much less affected.

Can an inspection happen without anyone going up on the roof?

Some of it, particularly the attic side and anything visible from the ground with binoculars. A full picture usually needs a look from up close as well, since granule loss, lifted edges and small cracks rarely show from the ground.

Is a roof inspection worth it if I am not planning to sell?

Yes. Catching a small problem before it becomes a leak, or simply knowing the roof is in good shape, is useful on its own, regardless of whether a sale is anywhere on the horizon.
